We specialize in the “wow!”  experience that makes buyers fall in love with homes at first sight!

Buyers will often overlook some of the “must-haves” on their list if they experience that feeling about a home that sets it apart from other listings. 

We create this by using psychological principles to appeal to buyers’ emotions along with sound staging and design concepts. 97% of buyers start their real estate search online, so your photos – your home’s first impressions—are critical.

We offer four different categories of staging:


We take what you or your client already owns and make it photo-worthy! Sometimes all that is needed is to get fresh eyes on a home to see how it might be rearranged to show off the best features and create those emotional connections with buyers. We look at buyer demographics and marketing techniques to make your home stand out from the others.   Are you a Realtor with a listing that just won’t sell? Or a homeowner looking to get the greatest return on your largest investment?  We offer occupied staging consultations and hands-on staging to fit most every budget. “Walk and talk” (you take notes) is $250 for up to 3000 square feet (sf).   Many times this is all that is needed. 3000 sf + is $350.  Consultation with a full written, detailed report is $350 for up to 3000 sf; over 3000 sf is $450. Consultations include color selection, furniture arrangement, accessory suggestions and placement, suggested upgrades and de-staging if needed.  Hands-on staging:  After the consultation homework is done, we can return for fine tuning of details and memory points.  $125 per hour, with options for supplemental accessory packages and furniture available. Shopping also available.

This involves starting with a blank slate– an empty home– and making it a show-stopper through use of on-trend furnishings and accessories, arranged to make the buyer be able to envision the lifestyle improvement they gain by living there.  One strange thing about buyers – they have NO imagination.  While buyers may try to envision their furniture in a home, they often underestimate the size of vacant rooms and discount a vacant home as “too small.” Prices vary by size, location and buyer demographic. Average cost is 1-3% of list price.

This is sometimes called “Staging to Stay.” Many homeowners have told us they had no idea their home could look so great – using their own belongings and perhaps adding a few, on-trend, updated accessories. Want to fall in love with your home again? We can make that happen! Re-styling consultation is $250 for up to 3000 sf.  Shopping fee (if desired) is $125 per hour plus cost of furnishings.



Are you located outside of our physical geographical area in south Florida but would like to have our help? With the magic of photos and written consultations, we can help you, too!  We provide specific direction on how/ where/ when to take the photos and how specifically to accomplish a successful “do-it-yourself” staging. You’ll receive a very detailed report of 12-24 pages.: $450 for up to 3000 sf; $550 for 3000 sf+.  Price TBD if staging only select rooms.  Call today to see how we create homes that sell—quickly, for top dollar!

Love at First Sight Staging, LLC helps sellers make the most money in the shortest amount of time!  For a variety of clients at different price points –$150K starter homes to luxury homes priced in the millions – our reputation is built on results.  Carol Clark is a graduate of the University of North Carolina at Chapel Hill and holds a Master in Business Administration from the University of Texas at San Antonio.  She has been decorating and staging homes since 2010 and is certified as an Expert Psychological Stager TM .  She is also certified as a Professional Home Stager and Redesigner by Home Staging Resource (HSR). She is a licensed REALTOR TM and a member of the Greater Fort Lauderdale REALTORS (GFLR).  In addition, she is an active member of the Real Estate Staging Association (RESA) and treasurer of the local RESA-Broward Chapter.  Carol is also a member of the American Society of Home Stagers and Redesigners (ASHSR).
